The route here

Engineer, then founder, then advisor

I trained as a chemical engineer. That training is fundamentally about not trusting your intuition — you model the system, you check the assumptions, you find out where it breaks before you build it. I've never stopped working that way.

Before property, I built a business in Singapore from around ten thousand dollars in monthly sales to a multimillion-dollar operation over seven years. That taught me the other half of this job: what it actually feels like to make a large financial decision with incomplete information and real consequences if you're wrong.

Most of my clients are households making the biggest financial commitment of their lives. I've been on that side of the table. It's why I won't sell to someone who shouldn't be buying.

How I work

Four commitments, and I'd rather you hold me to them.

Numbers before viewings

We establish what's actually possible before anyone looks at a single unit. Viewings are cheap to arrange and expensive to be seduced by.

I'll show you the framework

Every unit gets scored on quality, entry price, exit strategy and en bloc potential. You see the working, not just the conclusion, so you can disagree with me on the evidence.

Resale and new launch, both

An advisor who only handles new launches will always conclude you need a new launch. I work across both so the comparison is real.

"Don't move" is a valid outcome

Sometimes the arithmetic says stay where you are for another two years. Telling you that costs me a transaction and keeps you solvent. It's the easier trade than it sounds.

Educate first, sell later

The property decisions that go wrong in Singapore usually aren't caused by bad luck. They're caused by someone committing before they understood the arithmetic.

I publish a market breakdown every week and short educational videos throughout — not as a lead funnel, but because a client who understands their own position is a client I can actually advise rather than direct.

It also means that by the time we speak, you've already seen how I think. If that doesn't suit you, you've saved us both time.

I also produce content in Malay, because the households making these decisions shouldn't have to navigate them in a second language.
